Minimising the risk of rent arrears

All our tenants are referenced and credit checked using state-of-the-art techniques, which mean we can give a 100% guarantee that they will pay rent for the lifetime of the tenancy, or we will pay the legal cost of evicting them.

Our rate of rent default is vanishingly low, because unlike the "average" agent we continue to check credit status throughout the tenancy and if a serious impediment such as an IVA, or CCJ is recorded on your tenants credit file we will let you know.

Our Online service only requires a fixed upfront fee for us to advertise on your behalf. This service is ideal if you're confident enough to manage the sale of your own home, and willing to take on the responsibility involved.

In February of this year our tenants ended their agreement at short notice due to personal difficulties and left us with an empty house. We contacted martin and co. of Preston and explained that we needed tenants in quickly. They asked us the right questions to find out the type of tenants we were looking for and the terms of the rental. Martin & co. then wrote an excellent description of the property, highlighting the unique aspects of the property and made it engaging for the potential tenants. Martin & co. operated extremely quickly having posted the letting on RightMove and other letting sites within a few hours. They then proceeded to conduct the initial vetting of applications giving us four good potential tenants within 2 days, all of which were suitable tenants. It should be noted their people skills are second to none and their experience in the field means they have a good idea of what the people are like, even after a few phone calls this proved to be a deciding factor in who we chose to let the house to. Overall the staff at martin and co. are friendly, helpful and have a passion for getting your property occupied as soon as possible. It is on these facts that I would strongly recommend for all your letting requirements. If you want your property rented quickly and professionally with people you can talk to easily they are the ones for the job.
