Greengates and Apperley Bridge sit at one of the best-connected corners of north Bradford. Apperley Bridge station puts Leeds within easy reach, the A658 runs straight to Leeds Bradford Airport, and the Leeds and Liverpool Canal runs right through the area. For landlords, that adds up to steady tenant demand from commuters, young families and people relocating for work.
This guide looks at what homes are letting for right now, what kind of return you can expect, and what to get right before you advertise.
What rents look like right now
We looked at 30 homes currently advertised to let within about a mile of Greengates, covering Greengates, Apperley Bridge and the edges of Idle and Eccleshill. (Source: Rightmove and Zoopla listings via PropertyData, October 2026.) Average asking rents were:
- One-bedroom homes: around £652 per month (four listings)
- Two-bedroom homes: around £806 per month (12 listings)
- Three-bedroom homes: around £992 per month (13 listings)

The spread within each size is wide. Two-bed homes ranged from roughly £560 to £1,100 a month, and the difference usually came down to parking, outside space and whether the property is one of the newer canal-side apartments around Apperley Bridge. A three-bed semi with a driveway near Holy Well Drive or Brookfield Drive will let for noticeably more than an older three-bed terrace without one.
What return can landlords expect?
Around Greengates, the average gross rental yield is 6.4%, based on 40 local data points. (Source: PropertyData, October 2026.) That’s a healthy figure for a commuter area with good transport links, and it reflects the fact that purchase prices here are still lower than in comparable Leeds suburbs just across the boundary.
Gross yield is before costs, so remember to factor in management fees, insurance, safety certificates, maintenance and any void periods when you work out your real return.
How quickly homes are letting
Of the 30 listings we checked, eight were already marked as let agreed, and the typical listing had been live for around 30 days. (Source: Rightmove and Zoopla listings via PropertyData, October 2026.) A handful of smaller flats had sat for three months or more, which tells us something useful: flats need sharper pricing and better presentation, while well-kept family houses are moving quickly.
On the sales side, BD10 is also busy. There were 97 homes for sale across the district against around 28 sales a month, giving roughly 3.4 months of stock, which PropertyData rates as a seller’s market. (Source: PropertyData, October 2026.) Landlords thinking about adding to a portfolio should expect competition for the best stock.
Who is renting in Greengates and Apperley Bridge?
- Leeds commuters who want a shorter, cheaper journey than living in the city, using Apperley Bridge station or the A658.
- Young families looking for three-bed homes with gardens near local primary schools.
- Airport and hospital staff who value quick road access to Leeds Bradford Airport and Bradford’s hospitals.
- People between moves, often selling a home elsewhere in north Bradford and renting short-term while they buy.
Five things to get right before you let
1. Price for the street, not the postcode
BD10 covers everything from Idle Green flats to detached family homes near the canal. Setting rent from a postcode average risks either leaving money on the table or sitting empty.
2. Stay on top of compliance
The Renters’ Rights Act has reshaped how tenancies work, with periodic tenancies and the end of section 21 “no-fault” evictions. Add gas safety, electrical safety (EICR), smoke and carbon monoxide alarms, deposit protection, right to rent checks and a valid EPC, and there’s plenty to keep on top of.
