If you are thinking about selling in the BD10 or BD18 postcodes, one of the most useful things to know is how quickly homes like yours are actually selling. The answer varies a great deal across our patch, and the fastest market right now is not the one most people would guess.
Using September 2026 figures from PropertyData, this guide looks at stock levels and time on the market in Idle, Thackley, Greengates, Apperley Bridge, Shipley and Saltaire. It explains what those numbers mean for sellers, and for buyers trying to decide how quickly they need to move.

The fastest market: Idle and Thorpe Edge
The BD10 9 sector, which covers Idle village and Thorpe Edge, is currently the quickest moving market in our area. There were just 17 homes for sale in September 2026, with around six selling each month, which leaves only 2.9 months of stock. The average time from listing to sale was 87 days, and PropertyData rates it a seller’s market.
Price is a big part of the reason. Land Registry records show 130 sales in BD10 9 between March 2025 and July 2026 at an average of £165,165, well below the averages for Saltaire or Apperley Bridge. That brings in first-time buyers, young families and investors, all competing for a small number of homes.
For sellers in Idle, low stock is a real advantage, but it only works if the asking price reflects what buyers can see has sold nearby. Our Living in Idle area guide covers the village and the features buyers ask about most.
Thackley, Greengates and Apperley Bridge
Just to the north, the BD10 8 sector covering Thackley and much of Idle had 44 homes for sale with around ten selling a month. That gives 4.3 months of stock and an average of 132 days to sell. It is still classed as a seller’s market, helped by steady demand for family homes near Buck Wood and the canal.
The BD10 0 sector, which takes in Greengates and Apperley Bridge, had 50 homes for sale and around nine sales a month, giving 5.3 months of stock and an average of 160 days on the market. Buyers here have a little more choice, particularly among the larger detached homes near the canal at Apperley Bridge.

Shipley and Saltaire
On the western side of our patch, the market is a little slower. The BD18 3 sector covering Shipley town centre had 19 homes for sale and around three sales a month, with 5.6 months of stock and an average of 169 days to sell. PropertyData still rates it a seller’s market, because the number of homes for sale is small.
The BD18 4 sector, covering Saltaire village, Nab Wood and Moorhead, is currently the slowest of the areas in this guide at 217 days on average. There were 44 homes for sale and around six sales a month, giving 7.1 months of stock and a balanced market. Higher average prices, at £255,917 across 146 sales, are likely to be part of the reason buyers take longer to commit.

What this means if you are selling
In the faster markets, such as Idle and Thackley, your first few weeks on the market are when most of the interest arrives. Launching with good photos, a floor plan and a sensible asking price gives you the best chance of competing offers, and there is rarely any need to start high and reduce later.
In the slower sectors, including Saltaire and parts of Apperley Bridge, buyers compare more homes before making a move. That makes presentation and pricing even more important, because a home that sits for months can start to look stale on the portals, even if nothing is wrong with it.
Whatever your area, the timing of your sale matters too. With Idle homes averaging under three months to sell and Saltaire homes averaging over seven, planning your move around the likely timescale can save a lot of stress, especially if you are buying at the same time.
What this means for buyers and landlords
If you are buying in Idle or Thackley, be ready to move quickly. Have your mortgage agreement in principle in place, know your budget, and book viewings as soon as a suitable home appears. In the slower markets you may have more time to compare options and negotiate.
