How Long Does It Take to Sell a House in Silsden, Steeton or Cross Hills?

Keighley - How Long Does It Take to Sell a House in Silsden, Steeton or Cross Hills

If you are thinking about moving, one of the first questions is usually how long it will take to sell a house in Silsden, Steeton or Cross Hills. It matters because it decides when you can start looking seriously, whether you can line up a purchase, and how much breathing space you have if a school place, a new job or a family change is driving the move.

The honest answer is that it depends on the village, the type of home and, above all, the price you go to market at. The good news is that the villages north of Keighley are moving faster than the wider area right now, and the data below shows exactly where each one sits.

We have pulled together the latest figures for the BD20 villages, compared them with Keighley town and the Worth Valley, and set out the stages of a typical sale so you know what to expect from the day you call us to the day you hand over the keys.

How quickly are homes selling in the BD20 villages?

According to PropertyData, which tracks listings across Rightmove, Zoopla and OnTheMarket, homes in the Cross Hills, Sutton-in-Craven and Eastburn postcode sector (BD20 7) are staying on the market for an average of 132 days. That is the quickest of any area our Keighley branch covers, with just 4.3 months of stock available at the current rate of sales.

Steeton, together with Utley and Low Utley (BD20 6), averages 152 days on the market with around 5 months of stock, while Silsden (BD20 0) sits at 160 days and 5.3 months. For comparison, Keighley town (BD21) is also at 160 days, and the Haworth, Oakworth and Oxenhope district (BD22) is the slowest at 190 days with 6.3 months of stock (PropertyData, October 2026).

PropertyData rates all three BD20 sectors as a seller’s market. In practice that means well presented, sensibly priced homes in these villages are finding buyers, and the homes that linger are usually the ones that came to market too high or without the paperwork a buyer needs.

Why days on the market is not the whole story

The figures above measure how long listings stay live on the property portals, so they include homes that are already under offer but have not yet been taken down. They also include the stubborn listings that have been reduced several times. A well priced semi in Steeton can find a buyer in a few weeks while the average still reads 152 days.

Rightmove’s own research puts the average time to secure a buyer across Great Britain at 65 days, and it found that even homes listed in October, the weakest month in its study, still went on to find a buyer 65.4% of the time (Rightmove). That gap between the national buyer-finding time and the local listing time tells you most of the delay happens after an offer is agreed, or on homes that are overpriced from the start.

So when you plan your move, think in two stages. The first is finding the right buyer, which you control largely through price and presentation. The second is getting from agreed sale to completion, which depends on the chain, the mortgage and the legal work.

What homes in Silsden, Steeton and Cross Hills are selling for

HM Land Registry sales, analysed by PropertyData, show an average sold price of £230,342 in Silsden across 140 sales between April 2025 and August 2026. Steeton and Utley averaged £232,938 from 168 sales, and Cross Hills, Sutton-in-Craven and Eastburn averaged £225,367 from 117 sales over the same period.

Those averages are close together, but the spread underneath them is wide. In Silsden, 70% of sales fell between £165,000 and £340,000, taking in everything from two bedroom terraces on Tufton Street and Elliott Street to newer detached homes towards the canal and Brunel Drive. Steeton runs from cottage terraces on High Street up to family homes around Thornhill Road and Copse Place.

That spread is exactly why a generic online estimate can be misleading. Two homes on the same street can sell weeks apart and thousands of pounds apart depending on condition, parking, garden and how they are marketed.

The stages of a typical sale

Before you go live, allow time for the valuation, photography, a floorplan and your Energy Performance Certificate. You will also need to complete the material information that now has to appear on a listing, such as council tax band, tenure and any known issues. Sellers who have this ready on day one avoid the most common early delays.

Once you are on the market, the first two weeks matter most. This is when the buyers already registered and searching your price band see your home, and a strong launch with good photos and the right price is what turns that early attention into viewings and offers. If you have had plenty of viewings but no offers, the market is usually telling you something about price.

After a sale is agreed, the conveyancing stage begins: searches, the buyer’s survey and mortgage offer, enquiries between solicitors, and finally exchange and completion. Our sales progression team keeps the chain moving and chases the parts that tend to stall, which is often the difference between a sale that completes and one that falls through.

What slows a sale down in the Aire Valley villages

The biggest single cause of a slow sale is the asking price. Buyers in Silsden and Steeton compare every listing against what they can see on the portals and against recent sold prices, so a home priced a band too high simply does not appear in the searches of the people most likely to buy it.

Long chains are the next issue. Many buyers in these villages are moving up from Keighley or from a terrace in the same village, which means your sale may depend on theirs. Asking early whether a buyer has sold, is under offer or is chain free helps you judge how quickly things are likely to move.

Finally, missing paperwork causes avoidable delays. Building regulations sign off for an extension, guarantees for windows or a boiler, and documents for any work done to a stone property all get requested during conveyancing, so gathering them before you list can save weeks later on.

How to sell faster in Silsden, Steeton and Cross Hills

Start with an accurate valuation based on recent sales in your village, not a hopeful figure. Pricing right at launch gives you the best chance of competing offers, and it protects you from the reductions that make a listing look stale.

Present the home for the buyer who is most likely to buy it. In Steeton that might be a family who wants to walk to the station and the primary school; in Silsden it could be someone drawn by the canal and the village centre; in Cross Hills it is often buyers who want easy access towards Skipton. Your photos and description should speak to them directly.

Choose an agent who stays involved after the offer. A good sales progressor checks in with every link in the chain, spots problems early and keeps buyers committed, which matters far more to your completion date than how quickly the first viewing is booked.
