The stretch of the Aire Valley between Keighley and Bingley is one of the most varied places to sell a home in the district. In a ten-minute walk you can go from a canal-side terrace in Riddlesden to a four-bed detached on the hillside above East Morton. That variety is good news for sellers, but it also means pricing has to be precise.

What homes are selling for in BD20 5

Sandbeds

  • Three-bedroom semi on Mayfield Drive: £237,000 (March 2026)
  • Three-bedroom semi on Bradford Road: £286,500 (July 2026)

Look at the Riddlesden semis. Two three-bed semis sold in the same month, one for £210,500 and one for £315,000. Street, size, plot, condition and parking made a difference of over £100,000. That’s exactly why a proper valuation beats an online estimate in this part of the valley.

How long it’s taking to sell

A balanced market means buyers have choice. The homes that sell quickly are the ones priced correctly from day one and presented well. The ones that sit are usually priced off a neighbour’s best-case sale rather than a like-for-like comparison.

Five things that help BD20 5 homes sell

1. Price against the right comparables

A semi on a newer East Morton estate and a stone semi in Riddlesden are different products, even with the same bedroom count. Ask your agent which three to five sales they’ve used and why.

2. Sell the location, not just the house

Buyers here are often choosing between villages. Put the selling points in the listing: the Leeds and Liverpool Canal towpath, East Riddlesden Hall, East Morton’s village primary school, quick access to Crossflatts and Bingley stations, and the moors above the village.

3. Show off the outside space

Many of the higher sales above are family homes with gardens and driveways. Tidy the garden, clear the drive and make sure your photos are taken in good light. Autumn days are short, so book photography for late morning.

4. Get your paperwork ready early

Older properties in Riddlesden and Sandbeds may have extensions, replacement windows or boiler work that need certificates. Gathering FENSA, Gas Safe, building regulations sign-off and any leasehold details before you list avoids delays once a buyer is found.

5. Think about your onward move

A lot of BD20 5 sellers are moving up the valley or downsizing into Keighley. Having a plan for your onward purchase, and knowing your budget, makes you a stronger seller when offers come in.
