Silsden and Cross Hills carry a premium over the Keighley average, while Steeton sits closer to it but has climbed further above its previous peak. What houses are selling for in Silsden
Silsden has the busiest sales market of the three villages and the widest spread of property types, from stone terraces around Kirkgate to modern detached homes on the newer developments off Belton Road. According to Rightmove, sold prices in Silsden averaged £266,557 over the last year, which is 5% up on the previous year and 3% below the 2022 peak of £275,229 (source: Rightmove sold house prices, Silsden, last 12 months).
That headline hides a fairly clear ladder. Rightmove puts terraced homes in Silsden at an average of £201,997, semi-detached homes at £253,416 and detached homes at £386,862 over the same period. The gap between a semi and a detached home is more than £130,000, which is why so many Silsden families stay in the village when they move up rather than looking further afield.
For sellers, the 5% annual rise is the number to focus on. The village has not quite recovered its 2022 high, but it is moving in the right direction, and buyers coming out of Keighley or Bingley still see Silsden as good value for the space and the setting. Pricing at the top of the range only works if the property is genuinely the best on its street, so an honest comparison with what has actually completed nearby is where we start every valuation.
The Steeton market and why it is different
Steeton is the closest of the three to Keighley itself, with the added draw of its own railway station on the Airedale line and Airedale General Hospital on the doorstep. Rightmove reports an overall average sold price of £239,082 in Steeton over the last year, 1% up on the previous year and 6% up on the 2023 peak of £226,121 (source: Rightmove sold house prices, Steeton, last 12 months).
The interesting detail is in the property types. Terraced homes in Steeton averaged £180,727, detached homes £396,064, and semi-detached homes £289,700 according to Rightmove. That semi-detached figure is higher than the equivalent in Silsden or Cross Hills, which tells you something about the sort of larger, well-kept semis around Steeton that buyers are competing for.
If you own a semi in Steeton, that is a genuine advantage this autumn. If you own a terrace, the story is more about presentation and pricing correctly against the Keighley terraced average of £175,149, because buyers will be comparing the two. Cross Hills house prices and the detached premium
Cross Hills, together with neighbouring Glusburn and Sutton-in-Craven, is where the Aire Valley market reaches its highest prices. Rightmove puts the overall average sold price in Cross Hills at £273,114 over the last year, an 8% rise on the previous year and 4% below the peak of £284,860 (source: Rightmove sold house prices, Cross Hills, last 12 months).
The number that stands out is the detached average. Rightmove reports detached homes in Cross Hills selling for an average of £495,750, against £265,842 for semi-detached and £198,437 for terraced homes. That is more than £100,000 above the detached average in Silsden or Steeton, and a long way above the £377,637 detached average for Keighley as a whole.
Selling a detached home in Cross Hills therefore needs a different approach from selling a terrace two miles away. The buyer pool is smaller, more likely to be moving from further afield, and far more influenced by photography, floorplans and the way the home is presented online. That is the part of the process where an agent who markets the home properly earns their fee, and it is the reason we invest in professional photography for every listing.

How the Aire Valley compares with Keighley
It helps to see the villages against the town they sit next to. Rightmove reports an overall average sold price of £231,445 in Keighley over the last year, 3% up on the previous year and 10% up on the 2023 peak of £210,596 (source: Rightmove sold house prices, Keighley, last 12 months). Silsden and Cross Hills are both comfortably above that figure, while Steeton sits just above it.
The pattern is one of steady, unspectacular growth rather than a boom, which is exactly the sort of market where realistic pricing pays off. Homes that launch at the right figure attract early viewings and often a choice of offers. Homes that launch high tend to need a reduction, and by then the first wave of buyers has moved on.
The other thing the comparison shows is how many buyers are moving within the valley. Someone selling a terrace in Keighley for around £175,000 is often the buyer for a semi in Steeton or Silsden, and someone selling a semi in Silsden is often the buyer for a detached home in Cross Hills. Understanding that chain is how we match the right buyers to your home rather than waiting for them to find it.
Getting your Aire Valley home ready to sell this autumn
Autumn is a good time to launch in the Aire Valley because the buyers who are active now generally want to be settled before Christmas or early in the new year. Make sure the outside of the home looks cared for as the leaves come down, keep the heating on for viewings, and have the paperwork ready so a sale can progress quickly once an offer is agreed.
