What the Renters’ Rights Act Means for Solihull Landlords This Autumn

Landlord on the phone with a laptop by a large window, reviewing Renters' Rights Act changes for a Solihull rental

If you let property in Solihull or Birmingham, you’re in the first region in England to face the new landlord register. Registration opens in the West Midlands on 15 December 2026, and the deadline is 14 March 2027.

As lettings experts, we’ve been helping landlords across our patch prepare. Here’s what we’d want you to know this autumn, five months into the Renters’ Rights Act.

Your register deadline

  • The register your rental property service opens on 15 December 2026.
  • Every let property in the West Midlands must be registered by 14 March 2027.
  • The fee is £65 per property, per year.
  • Councils can fine landlords who don’t register on time.

If your property is in a Birmingham ward covered by licensing, check that those details are complete, as the register asks for them.

Rent reviews: one route only

The ONS put Solihull’s average rent at £1,279 a month in August 2026 and Birmingham’s at £1,099. Any increase now needs a Section 13 notice, no more than once a year, with at least two months’ notice. Tenants can challenge it at tribunal, so we’ll always recommend a figure backed by local comparables, whether your property is in Shirley, Hall Green or Acocks Green.

Re-letting under the new rules

  • Advertise one fixed rent, and don’t accept offers above it.
  • Take no more than one month’s rent in advance.
  • No blanket bans on pets, children or tenants receiving benefits.
  • Reply to pet requests within 28 days.

Records and the information sheet

Existing written tenancies needed the government information sheet by 31 May 2026. Without Section 21, possession depends on proving a specific ground, so keep rent records, messages and certificates up to date.

Your October checklist

  1. Property, tenancy and safety details gathered for the register.
  2. Licence details checked if your property needs one.
  3. Deadline in the diary: 14 March 2027.
  4. Rent review planned through Section 13.
  5. Re-let process updated.
  6. Information sheet sent, with proof.

Let’s get you registered.

We’ll review your property, check your paperwork and get you register-ready. Then, if you’d like, we’ll handle rent reviews, re-lets and compliance from there.
