For many people their initial reaction is to drop the asking price of the property, as they will presume it has been over valued, but there may be alternate reasons why you are struggling to interest a potential buyer. Additionally actually reducing the asking price for a property that has been on the market a long time, may displease people when initially looking on Rightmove as they may question why that is the case.

Here are some options to consider before decreasing the asking price, it is important to look at the property through the eyes of the buyer and not through you, the seller…

Does your home look it’s best?

– Declutter- This is essential in demonstrating your property in the best light and maximising space to it’s full potential. It will also appear neater and tidier for viewings.

– Interior Colour Schemes- Neutral walls always are more appealing as buyers can envisage there own colour scheme. But alternatively ensure character and your personal touch is displayed in your home making it feel homely.

– Exterior Maintenance- Many potential buyers may have seen your property on the internet, so may drive past to get a feel for the area. First impressions matter so ensure your front garden is tidy and well maintained.

– Viewings- It is always a lovely touch when you add fresh flowers, or put your pets outside. Potential buyers like to see your home looking fresh, tidy and clean. Also light a fire or put the heating on so it feels warm and inviting.

Badly presented photographs?

Great photographs are crucial, to help promote your property and give the best first impressions. A prospective buyer will most likely find the property on a property portal like Rightmove or Zoopla. It is imperative that your agent has taken the best photos they can. Make sure rubbish, bins and clutter are out of the photographs, as this can put people off. If you are not happy with your photographs, don’t be afraid to be critical and ask for them to be re-done.

Is it your Agent?

Communication is key in building a good relationship with your agent and ensuring you receive all feedback whether that’s positive or negative in regards to all viewings. Also discussing and implementing alternate marketing actions to make your home more sell-able. Also ask yourself if your agents customer service has been paramount throughout the process and have they been helpful every step of the way.

Another common thing to do is ask relatives or friends to act as a prospective buyer to see how well your estate agent is performing. Finally have a look at google reviews of your chosen estate agent and investigate how successful they were in selling properties similar to yours.
