The Plymouth housing market has entered 2026 with renewed momentum after a period of uncertainty towards the end of last year. Early signs show confidence returning among both buyers and sellers, with activity increasing and affordability improvements helping the market move towards the key spring selling season ❄️➡️🌱

🔹 A strong start to the year – The market saw a notable seasonal rebound at the start of the year, with buyer demand increasing by 57% and new property listings rising by 81% in the two weeks following Christmas. January also recorded Rightmove’s busiest ever Boxing Day for website traffic, highlighting strong buyer engagement.

🔹 Prices edging upward – The average asking price of homes coming to market rose by 2.8% in January, leaving values around 0.5% higher than a year earlier and recovering to levels seen before late-2025 market uncertainty.

🔹 Buyers gaining more choice – The number of homes available for sale is now at its highest level for this time of year since 2014. Around a third of properties currently listed have already experienced price reductions, reflecting a more competitive environment for sellers.

🔹 Pricing remains key – While confidence is improving, today’s buyers are highly price-sensitive. Accurate pricing and realistic expectations remain essential for sellers looking to achieve strong interest and avoid extended time on the market.

🔹 Affordability improving – Mortgage rates have fallen to their lowest levels since 2022, meaning many households can now borrow more than they could a year ago. With earnings growth continuing to outpace house price growth, the market is entering 2026 on more stable and balanced footing.

🔹 Market outlook – National data shows buyer demand at the start of 2026 broadly similar to 2024 levels, while the average estate agent is now marketing around 34 properties — the highest figure in eight years. This increase in supply continues to create a buyers’ market in many areas.
