Plymouth Property News (Lettings) – March 2026

Your trusted update from Plymouth’s local property experts 🏡

Plymouth’s rental market is continuing to move away from the highly competitive conditions seen over the past few years, settling into a steadier and more balanced phase. Demand from tenants remains healthy, but with more homes available to rent, renters now have greater choice and are taking more time to make decisions as 2026 progresses ❄️➡️🌱

🔹 A more balanced market – Plymouth is shifting towards a calmer, more sustainable rental environment. Demand remains solid, but the urgency that once defined the market has eased, giving both landlords and tenants more time to make considered decisions.

🔹 Rental growth stabilising – Across the UK, rents increased by around 2.2% over the past year, the slowest rate of growth in four years. In the South West, rental inflation is currently around 3%, signalling a move away from the sharp increases seen during the post-pandemic period.

🔹 Greater choice for tenants – The number of homes available to rent has risen by roughly 15% compared with last year, while demand has dropped by around 20%, reaching its lowest level for this time of year in six years. As a result, the average time to let has increased to around 17 days.

🔹 Presentation and pricing are key – With more options available, tenants are placing greater emphasis on property condition, energy efficiency and overall value for money. Well-presented homes priced sensibly continue to let reliably, while properties pushed too far on price may experience longer void periods.

🔹 Plymouth’s affordability advantage – Compared with many southern markets, Plymouth remains relatively affordable, helping to maintain steady demand from local professionals, families and students.

🔹 Outlook for 2026 – Forecasts suggest rents for new lets could rise by around 2.5% this year, pointing to stable, incremental growth rather than rapid increases. For landlords, realistic pricing, proactive maintenance and tenant retention will remain key to protecting long-term returns.
