Buying your first home in Aberdeen in October 2026: the Scottish process explained

First-time buyers viewing a home in Aberdeen

Why Aberdeen is one of the best places in Scotland to buy your first home

If you are a first-time buyer in Aberdeen, you are in a stronger position than you might realise. With the average first-time buyer property price sitting at just £110,000 (ONS, July 2026), Aberdeen remains one of the most genuinely affordable cities in Scotland – and that affordability has a very practical benefit.

Eligible first-time buyers throughout Scotland can claim relief that raises the LBTT nil-rate threshold to £175,000. An eligible Aberdeen purchase at or below that figure has no LBTT due, but a city average does not show how many individual buyers qualify or pay no tax. The same relief is available in Edinburgh and Glasgow.

The Aberdeen market is also encouragingly balanced. The Q2 2026 sale-to-asking-price ratio of 0.99 means properties are selling at very close to their asking price – reassuring news if you have been worried about being outbid by tens of thousands of pounds. This is a market where informed, prepared buyers can genuinely compete.

At Martin & Co Aberdeen, we work with first-time buyers every day, guiding them through a process that is distinctly Scottish – and quite different from what you might have read about elsewhere. This guide explains exactly what to expect, step by step.

Understanding the Scottish home-buying process

Scottish conveyancing uses Home Reports, written offers and missives, while purchase tax is LBTT. English guidance about exchange of contracts and SDLT should not be applied directly. Before missives conclude, a sale is not yet a binding contract, so ask your Scottish solicitor about the protections and risks at each stage.

Step 1: get your finances in order

Before you view a single property, speak to a mortgage broker or lender and obtain a mortgage agreement in principle. This tells you exactly what you can borrow, and in Aberdeen’s competitive pockets – such as the popular West End or family-friendly Mannofield – sellers and solicitors will expect you to be financially ready before proceeding.

Step 2: instruct a Scottish solicitor early

In Scotland, you will need a solicitor from the very beginning of your property search – not just at the point of sale. Your solicitor will register your interest in properties, handle your offer, and manage the legal process through to completion. Many Aberdeen solicitors are registered with the ASPC (Aberdeen Solicitors Property Centre), which is the primary property portal for the local market. If you are searching for homes in Aberdeen, the ASPC is your go-to resource.

Step 3: read the Home Report

Most homes marketed for sale in Scotland require a Home Report. It includes a Single Survey and valuation, an Energy Report and the seller’s Property Questionnaire. Some sales, including many new builds, are exempt; your solicitor should confirm the documents required.

Reading the Home Report carefully is essential. It tells you the surveyor’s assessed value – which is the benchmark against which your offer will be judged – and it flags any structural issues, damp, or repairs that may need attention. Unlike in England and Wales, you do not typically commission your own survey before making an offer in Scotland.

Step 4: note your interest

Your solicitor can note interest with the selling agent. This is not an offer or a binding commitment and does not guarantee that a closing date will be set or that the seller must wait for you. Stay in contact with your solicitor about the selling process.

Step 5: understand ‘offers over’ pricing

An offers-over figure is a marketing guide. The Home Report valuation is a separate measure, and a sale-to-asking-price ratio does not show how offers compare with the surveyor’s value. Your solicitor can advise using the actual Home Report, comparable sales and competing interest.

Step 6: the closing date and blind bidding

Where there are several interested buyers, the seller may set a closing date for written offers. It is not mandatory in every sale, and the highest price is not the only factor a seller may consider. Prepare your offer and conditions with your solicitor.

Step 7: missives – the Scottish equivalent of exchange

Once an offer is accepted, the solicitors exchange formal letters called missives. Concluded missives form a legally binding contract; withdrawal can carry serious consequences. England and Wales also have a binding stage at exchange of contracts, so this protection is not unique to Scotland.

Step 8: completion and LBTT

On the date of entry (completion), your solicitor transfers the funds and you receive the keys. Your solicitor will also submit your LBTT return to Revenue Scotland – not HMRC, which handles Stamp Duty Land Tax in England. As an eligible first-time buyer purchasing below £175,000, you will owe nothing. Even if you stretch to a property at £175,000, the first-time buyer relief means you still pay zero LBTT.

New-build options for first-time buyers in Aberdeen

If you prefer a brand-new home, Aberdeen has some compelling options in 2026.

Barratt’s Riverside Quarter development in Bucksburn (AB21) offers properties from £132,995 – well within the LBTT nil-rate threshold for first-time buyers, and close to the AWPR bypass for easy commuting. In Bridge of Don, Persimmon’s 333-home development on the former AECC site is bringing a significant number of new properties to one of Aberdeen’s most established suburban communities, with excellent access to the city centre and the beach.

New-build properties also come with the benefit of a developer warranty, lower initial maintenance costs, and often higher EPC ratings – all of which can make mortgage applications more straightforward.

A step-by-step LBTT guide for Aberdeen first-time buyers

To summarise the tax position clearly:

Scotland’s standard residential LBTT nil-rate threshold is £145,000. Eligible first-time buyer relief raises it to £175,000 and can save up to £600, including on qualifying purchases above that amount. Eligibility depends on the purchasers and intended use, not simply the property’s price.

LBTT is administered by Revenue Scotland, and your solicitor will handle the return on your behalf as part of the conveyancing process.
