Leamington Spa has a rental market; most towns its size don’t. Alongside families and commuters, it houses a large number of University of Warwick students, many of whom move into town after their first year, and plenty of graduates who stay on once they start work.
We’ve let homes in Leamington since 2007. Here’s our guide to that market and what has changed for landlords this year.
Where Demand Sits
- Old Town and the streets south of the station: popular with students looking for a home within walking distance of town.
- Clarendon and the town centre around the Parade: Regency apartments and conversions that suit graduates and young professionals.
- Milverton and Lillington: houses and flats with good links to the town centre.
- Whitnash and Warwick: family homes and newer developments for longer-term tenants.
Leamington Spa station gives tenants direct trains to Birmingham and London, which keeps graduate demand strong once studies end.
What Rents Look Like
Rents across Warwick district averaged £1,241 a month in August 2026, according to the ONS, ranging from £883 for a one-bedroom home to £1,330 for three bedrooms.
The Rules That Matter for Student Life
- Rent in advance is capped at one month. Asking students for a term’s rent upfront is no longer allowed.
- Tenancies are periodic, with no fixed end date.
- Bidding above the advertised rent is banned.
Your Register Deadline
Warwick district is in the West Midlands, the first region to join the new landlord register. Registration opens on 15 December 2026, and every let property must be registered by 14 March 2027, at £65 per property, per year.
Graduates: The Market After Graduation
Many students stay in Leamington after their course ends. A two-bedroom flat close to the station or the parade can appeal to the same people a year or two later, now as working tenants on longer tenancies.
