If you’ve typed your postcode into an online valuation tool, you’ve probably got a number back in seconds. The trouble with BD18 is that a single number rarely tells the whole story. Shipley and Saltaire share a postcode, but two homes of a similar size can sell for very different prices depending on which side of the district they’re on.
This guide looks at what homes across BD18 have actually sold for, why prices vary so much from street to street, and what decides where your home sits in that range.
The headline numbers
Between April 2025 and August 2026, 420 homes sold in the BD18 postcode district. The average sold price was £200,350, and the middle 70% of sales fell between £144,000 and £300,000. (Source: HM Land Registry sold prices via PropertyData, October 2026.)
By property type, the averages were:
- Flats: £130,412 (40 sales)
- Terraced houses: £204,673 (158 sales)
- Semi-detached houses: £219,218 (187 sales)
- Detached houses: £387,629 (35 sales)
(Source: HM Land Registry sold prices via PropertyData, October 2026. Averages calculated from all recorded sales of each type.)
One thing that surprises a lot of owners is how close terraced and semi-detached prices are. In most towns, a semi sells for a clear premium over a terrace. In BD18, Saltaire’s listed terraces help pull the terraced average up, so the gap is only around £15,000.
Why your postcode sector matters
BD18 is split into four postcode sectors, and the gap between them can be bigger than the gap between property types.
- BD18 4 (Saltaire and the Nab Wood side): £276,690 average across 148 sales
- BD18 3 (central Shipley): £210,482 across 69 sales
- BD18 1 (Windhill and Wrose): £197,228 across 126 sales
- BD18 2 (Owlet and east Shipley): £153,137 across 77 sales
(Source: HM Land Registry sold prices via PropertyData, October 2026. Averages calculated from all recorded sales in each sector.)

Look closer and the gap is even sharper. Homes sold around George Street in Saltaire village averaged £321 per square foot, based on 40 nearby sales. Around central Shipley, close to the Market Square, the average across 40 sales was £157 per square foot. (Source: HM Land Registry sold prices and EPC floor areas via PropertyData, October 2026.) Part of that is the mix, as central Shipley has more flats and larger older houses, but much of it comes down to the World Heritage Site address.
Inside Saltaire itself the range is wide too. Small one-bedroom terraces on the village’s side streets have sold in the £135,000 to £170,000 range, while larger three-bedroom houses on George Street have sold for between £260,000 and £310,000. (Source: HM Land Registry sold prices via PropertyData, October 2026.) That’s why an average for “Saltaire” can be misleading for any one house.
Where most homes sell
Over a third of all BD18 sales, 151 out of 420, were between £150,000 and £200,000. Another 80 sold between £200,000 and £250,000. Only 23 homes sold for £400,000 or more. (Source: HM Land Registry sold prices via PropertyData, October 2026.)

If your home is likely to sit in that busy £150,000 to £200,000 band, you’ll be competing with the largest number of other sellers, but also selling to the biggest pool of buyers, many of them first-time buyers and young families. Price bands matter here. Buyers search on Rightmove and Zoopla in brackets such as “up to £200,000”, so a home listed at £202,500 can miss a whole group of people who would happily have paid £199,950.
What the market is doing right now
After a strong 2025, values in BD18 have eased slightly. The average value across the district was £199,283 in October 2026, down 2.7% on October 2025. (Source: PropertyData capital growth data, October 2026.)
That doesn’t mean homes aren’t selling. In October 2026 there were 100 homes for sale across BD18, with around 20 selling each month, and the area was still rated a seller’s market. (Source: PropertyData sales demand data, October 2026.) What it does mean is that buyers are comparing more carefully, and a valuation based on last year’s peak may now be too optimistic. Listings in BD18 had been on the market for an average of 152 days, so the homes that sell quickly are the ones that are priced right from the first day.
What makes one home worth more than another
Beyond the postcode and property type, these are the things we look at when we value a home in Shipley or Saltaire:
Inside or outside the conservation area. Being inside Saltaire’s conservation area adds value for many buyers, but it also means restrictions on changing windows, doors and roofs. Buyers will want to see that past work had any consents it needed.
Distance to the station. Saltaire and Shipley stations are a big draw for Leeds and Bradford commuters. A home that’s a short walk from either often attracts more interest.
Parking. Many terraced streets in BD18 have no off-street parking. A driveway, garage or even a residents’ permit can make a noticeable difference.
Outside space. A yard is common, a proper garden is less so. Homes with a south-facing garden or views over the Aire Valley or Shipley Glen tend to sell at the upper end of their range.
Condition and layout. A modern kitchen and bathroom, a working cellar and an extra reception room or attic room all affect price. So do things buyers can’t see straight away, such as the age of the boiler, the wiring and the roof.
Size. Price per square foot gives a fairer comparison between homes than bedrooms alone, as room sizes in Victorian terraces vary a lot.
Online estimates versus a proper valuation
Online tools are useful for a rough idea, but they work from averages. They can’t see that your kitchen was refitted last year, that you have a parking space, or that your street sells better than the one round the corner. In a postcode as mixed as BD18, they can easily be some way out in either direction.
A valuation from an agent who sells homes in Shipley and Saltaire every week will look at recent sales on your street and the streets around it, the homes currently competing for the same buyers, and your property’s own features.
