  • Check move in documents are correct and present

  • Send copy of signed TAG to Landlord

  • Call Landlord to confirm who will be managing the property during the tenancy and provide contact details

  • Do move in utilities either through HomeLet or via Jupix

  • Check first management visit date is on Jupix

  • Recheck all safety documents are in place and dates correct on Jupix

  • Deal with all maintenance requests

  • Manage cyclical safety checks and EPCs

  • Conduct management visits

  • Conduct rent increase reviews

  • Provide evidence for rent increases (online comparables)

  • Handle renewals (where applicable)

  • Manage notice served by Landlord or Tenant

  • Create marketing sheet where property is to be relet

  • Book check out appointment

  • Conduct check out

  • Assess checkout for works

  • Liaise with Contractors for quotes

  • Liaise and negotiate with Landlord and Tenant following quotes

  • Book work to be conducted and update negotiators of work being completed with timescales
