You'll want your new build property to be worth more when you come to sell it, so take a look at developments in different areas and speak to your local agent to get the lowdown on the local market.

Developer due diligence

It's highly likely there will be more than one development springing up in the area you are looking to buy in.

And that means more than one developer doing the work.

Make sure you research the developers and see how previous work they have done shapes up.

Look at customer testimonials and online forums outlining the aftercare process - you'll want to buy from a developer with a proven track record for snagging and sorting out property teething problems.

Try to get a deal

Particularly in the current market, where transactions have fallen to lower levels in many areas, the opportunity for a deal could be there for you.

Just because a property is brand new, that doesn't mean you have to pay the asking price.

Make sure you haggle like you would buying an established home and do your research on properties that have already sold on the development.

Be a good 'snagger'

'Snagging' is when the buyer of a new build property checks it for defects and finish before completing on the sale.

This is a really important part of buying a new-build property and should be done with the finest tooth comb.

Look out for paintwork defects, poor plastering, brickwork issues, fixtures and fittings, window performance and plumbing, heating and electrical work.
