New smoke alarm legislation -  1st October 2015
For many years now we have been recommending to landlords that they install at least one smoke alarm per floor in their rental properties. Seems sensible enough.

All new build properties and anything that has been updated or extended that is subject to building regulations would have to fit smoke alarms anyway, so it was never much of an issue, and I would think 99.9% of landlords took my advice and supplied them. 
When the government then announced that on the 1st October they were making it law to have smoke alarms fitted in every rental property, I groaned "it's about time!"

The legislation that has actually been released however includes two extra clauses that as a landlord you need to be aware of:
1. A carbon monoxide alarm is equipped in any room of the premises which is used wholly or partly as living accommodation and contains a solid fuel burning combustion appliance.
2. Checks are made by or on behalf of the landlord to ensure that each prescribed alarm is in proper working order on the day the tenancy begins if it is a new tenancy.

What does this mean? You must have a smoke alarm on every floor, you must test it before a tenant moves in and make a record of the test and you must install a Co2 alarm next to your boiler and gas fire!
