What area is Birmingham B14 and why should I consider living there

Birmingham is home to some great suburbs and each one offers something different for buyers and renters.

In the first of our series of postcode guides, we’re looking at the B14 area of Birmingham…

What area is Birmingham B14?

The B14 area of Birmingham includes Kings Heath, Yardley Wood and Druids Heath and is around five miles west of Solihull.

Kings Heath

Kings Heath has a huge amount to offer buyers and renters looking to live in the B14 area.

One of south Birmingham’s most up and coming areas, Kings Heath sits astride the A435, so offers those of you who love a bit of retail therapy brilliant options if you don’t quite fancy venturing into Birmingham city centre.

The suburb is also home to an array of great pubs and restaurants and has two parks for those lazy summer days in the sunshine.

Yardley Wood

Yardley Wood sits to the east of the B14 postcode area and it not to be confused with the suburb of Yardley, to the east of Birmingham city centre.

The Stratford-upon-Avon canal runs through Yardley Wood, while Trittiford Mill Park, just south of Yardley Wood railway station offers a peaceful haven of wildlife and is ideal for a pleasant wander with the dog.

Druids Heath

Druids Heath sprung up in the 1960s as a purpose-built estate and is now enjoying a phase of regeneration.

Five of the high-rise flats that dominated the Druids Heath skyline are being demolished, with a £43million plan for 250 new homes in the area by 2024.

The Druids Heath area is a vibrant, cosmopolitan community and the ongoing plans to regenerate the area will provide more high-quality homes to buy or rent.

House prices in B14

The average price of a property in the B14 area of Birmingham was £201,435 in March 2021 – 4% higher than at the same time in 2020.

It’s estimated that 8% of all property sales in B14 between March 2020 and March 2021 were flats, with an average sale price of £101,828.

The average price of a house in the area, meanwhile, was £214,077.

B14 property for sale varies from area to area, with the 1960s properties of areas like Druids Heath balanced by the large period and 1930s homes of areas like Kings Heath.

Houses to rent in B14 Birmingham

Rental properties are highly sought-after in B14, thanks to the area’s proximity to major employers like Birmingham’s Queen Elizabeth Hospital.

There are a wide variety of properties to rent within the B14 area, a large number of which are terraced and semi-detached houses.

The majority of properties to rent in the B14 area are terraced homes and flats, with an average monthly rent of £785.

Schools in B14

The B14 area of Birmingham is home to a host of good schools, meaning great options for families moving to the area.

The area’s ‘Outstanding’-rated primary schools include:

Employment in the B14 area

As well as the Queen Elizabeth Hospital, which is around four miles away, the area’s other major employer is Jaguar Land Rover.

The carmaker has a production plant at Lode Heath, Solihull – just five miles from the B14 area.

The Lode Heath production site employs around 9,000 people in manufacturing Jaguar Land Rover vehicles, including the prestigious Range Rover and the Jaguar F-Pace

How far is B14 from Birmingham city centre?

The B14 area is around 6.5 miles south of Birmingham city centre, making it a perfect location for those looking for a great suburb close to the Second City.

Transport links in the B14 area

Transport links in the B14 area are strong, both to Birmingham and further afield.

B14 road links

The A435 runs right through the middle of the B14 area and runs directly north on to the A4540 Birmingham ring road known as the Middleway.

The B14 area is also well placed to pick up the major West Midlands motorways – the M5, M6 and M42.

B14 rail links

The nearest railway station to the B14 area is Yardley Wood, which offers regular train services into Birmingham Moor Street in just 13 minutes.

Yardley Wood also provides direct services to Stratford-upon-Avon in around 40 minutes.

B14 airport links

The B14 area is just 11 miles from Birmingham Airport – a 24-minute journey via the M42.
