The subject of a lack of Newport property bargains over the last couple of years has always been near the top of most local landlord’s thoughts. I have built up an extensive database of every property sale in Newport since the late 1990 ’s, so I am able to give an objective and unbiased opinion on what (and what does not) make a good property deal /investment. Knowing what is and what has happened to the property market in the different areas of Newport (the differences of the property markets in Maindee, Afon Village and Baneswell for example) or comparing the City against say Cardiff or Merthyr Tydfil, enables me to spot any trends /opportunities for buy to let landlords.
Here is a bargain that I spotted last year and made a note of. It’s obvious other people thought the same as it has resold a few months later. A traditional bay fronted terraced house just off Corporation Road in Newport sold in the Autumn of 2013 for £73,000. Admittedly it needed a some TLC and a lick of paint, but what a bargain, because they sold it again in the Summer just gone for £95,000... a 30% increase in nine months (average property values in Newport in the same time frame only rose by 5.3%)!
