Whilst conducting a viewing, I met with a lovely family who were very keen on the property in Treharris. The daughter and her son got out of the car, leaving the grandmother in the car. I asked why she wasn’t coming in to view and they replied that she is in a wheelchair and it was difficult for her to get in and out of the property. I felt that we could at least try for her to see as well. I helped and we got the gran and the wheelchair into the property and so she was able to see the ground floor at least. I then took some photos of the upstairs for her to see and she was very please that she could see what’s it like there on the first floor and thanked for my help. The daughter was very pleased with the house and our help and decided to apply for the property. In fact, they are going to be moving into the property very shortly.
Now, I do not try to claim that the family decided to rent the house because Sarah was so resourceful but it certainly did not hurt and was the start of building a relationship and trust between the tenant and the letting agent. As a landlord, I am sure you appreciate how important it is to be able to build and maintain a good relationship with your tenant. When the tenancy encounters a problem – good relationship and trust helps to maintain communication with the tenant and there is nothing more precious at those times. Again, I am sure you agree with me that there is nothing worse than lack of communication when there is a problem and not knowing what is happening. I am not saying that good communication with the tenant would always help avert problems but knowing means being able to prepare and take the best course of action, and quickly.
