The housing market is confused at the moment....

....and the reason is that the media are shouting out that house prices are rising by 20 - 30% and that there is a shortage of property to buy – but that’s in London.

Estate Agents like me, who are out there selling houses outside of London, see things differently. Prices haven’t risen in the East Midlands at all, in fact they’ve flat lined. So says Land Registry. And when I last checked on Rightmove, there were 900 properties for sale in Hinckley alone. But what the media reporting has created is a sense of urgency. Buyers sense that prices will rise in the near future, and now is the time to buy. So this year first time buyers and Landlords are driving the market forward. And because they are in a strong position, and spoilt for choice, they are driving hard bargains.
