Martin & Co wish to remind those Landlords who don't use an agent to manage their rental properties, of the safety legislation advising you to keep gas appliances in good condition.


A gas safety check is required every 12 months and  tenants are to be supplied with a record of this check.


Martin & Co would also like to highlight the dangers and risks of carbon monoxide poisoning  during the winter months when heating is turned on. Carbon monoxide is known as the 'silent killer', as there is no smell, it is advised that a carbon monoxide monitor is fitted to rental properties. Thousands of people across the UK are diagnosed with carbon monoxide poisoning every year.


Gas appliances should only be serviced annually by Gas Safe registered engineers. Badly fitted and poorly serviced gas appliances can cause gas leaks, fires, explosions and carbon monoxide poisoning.
