It is just over a year since we changed our referencing provider to The Landlord Hub and they have completed over 300 references for us. 

The results of some references have continued to prove why a comprehensive check should be carried out on every tenant.  Not only is the government placing a responsibility on landlords to check the immigration status of tenants but some applicants have unreliable financial backgrounds. 

We had a recent case that discovered the applicant had a county court judgement of over £4000 resulting from a court hearing within the last 12 months.  In another case the applicant claimed to be earning over £20,000 per year but the reference check proved an income of just £12,000. 

Director David Nicholson said: “We now offer the tenant monitor service & the eviction expenses warranty as standard on all new managed tenancies but I like to think it is because of the stringent checks of the Landlord Hub that have not given us cause to use either service”.
