More Private Landlords to use Letting Agents as Rental Legislation Increases

 Recent research from an independent marketing consultancy claims that only half of UK landlords use a letting agent. Other parties estimate the figure to be more like 60%, but with increasing scrutiny being placed on the obligations of landlords, as well as recent moves to beef-up legislation in the private lettings sector, Cambridge letting agent Martin & Co predicts the percentage of landlords using agents will grow significantly in the coming years.

Nick Diggle, of ARLA-registered Martin & Co Letting Agents in Cambridge, said: “Private landlords tend to be busy people, and as such it can be difficult for them to keep up with every single aspect of lettings best practice and property legislation - whether that’s how to serve legal notices properly, how to register and properly handle tenant deposits, or what procedures to follow if they want to legally recover possession of their property."

I expect greater safeguards for tenants, the potential for measures to provide longer term tenancies (as are popular in Europe), and a refocusing on healthy and safety regulations in rental properties."
