Shocking research published this week by Shelter and British Gas claims that as many as 1 in 10 landlords and letting agents are failing to carry out mandatory annual gas safety checks and certification in rental properties.
Nick Diggle, director of Cambridge letting agents Martin & Co, commented: "It is quite unbelievable to think that some letting agents are failing both their landlord clients and tenants by not carrying out theses basic and absolutely crucial gas safety checks. Letting agents have a fundamental duty of care to tenants, and a clear legal requirement to have all gas appliances checked annually - and copies of certificates issued to tenants."
"Private landlords who fail to keep their appliances checked and certificated annually are breaking the law, and are strongly advised to engage a competent and regulated letting agent to ensure their obligations are met, every year, on time, without fail."
