This is how a day unfolds for the Property Managers at Martin & Co Bournemouth:
The first hour or so of the day will be checking for any issues reported overnight and prioritising them. Key things we watch out for are whether there is a lack of heating, hot water (bathing), particularly where there are children.
The next hour or so will be spent preparing for inspections of properties for fully managed tenancies, as we now do quarterly inspections. We make sure we have keys, that there are no last minute hitches with access etc.
We will then hit the road to conduct inspections, taking photos and writing the reports as we go, using the latest software available.
When we return to the office we progress any open jobs, chase up contractors etc - the lunchtime hours can be vital to speak to landlords as they themselves may be working.
In the afternoons, we focus on new rentals, performing checks on properties that our lettings colleagues are renting out (it's really important to a make sure properties are compliant).
We then turn our attention to deposit returns and deposit deductions, proving evidence on behalf of landlords to the DPS and ensuring the correct amounts of money are repaid.
Finally, we attempt to contact our landlords and tenants to update them on all issues if we haven't been able to contact them during the day.
