As you will be aware we started offering an estate agency sales service in the summer of last year. Take up was initially slow but we are now seeing an increased volume of properties coming to the market. Fortunately this volume has also been met with really good results.
In the last week alone we have sold a two bedroom house within a week of being on the market, a three bedroom house, again within the first week of marketing and a one bedroom starter home where a sale was agreed after the first viewing!
We believe that what is being demonstrated here is that the market appetite for correctly priced property is strong. There are many possible reasons for this, one of those being that there is a general lack of “supply” (available houses) at the moment which seems to be causing a very slight increase in asking prices, this has been backed up by rightmove stats showing current asking prices being at their highest since the recession.
Another reason is confidence in the market, particularly from buy to let investors. Whilst we may have been saying it for the last three years; the press are finally supporting our view that as a result of cheap borrowing and the unlikelihood of any further significant drop in house prices, now is a good time to buy.
In conclusion, we are finally able to offer some good news for both buyers and sellers! For buyers, we firmly believe that we are on the cusp of a gradual increase in property prices. So if you are looking at that next investment then there is no time better than right now. For sellers what we are seeing is an “active market”, you can take advantage of the current surge of buyers in the market place and for the first time (possibly since 2008) know that if you would like to sell that you have a good chance of doing so!
