Changes Are Coming...Are You Ready?

As a landlord, it is vitally important to keep ahead of legislation and regulation which may affect your business. CPD (Continued Personal Development) is encouraged through larger networks of landlords, such as the NLA (National Landlord Association) and RLA (Residential Landlords Association) and helps you to keep abreast of important issues which could affect you as a landlord. As someone involved in property, other than being a landlord, you may or may not be aware that there are changes planned as well as anticipated this year and going forward which could affect you.

The main area to highlight at the moment is the change in Health and Safety regulation. If you are planning any refurbishment work to any property you own this year (or at any time in the future), or are taking on a refurbishment project at any point, you will need to be aware of the following.

As from 6th April this year, changes are coming in under the Construction, Design and Management (CDM) Regulations for the construction industry. This will have a big impact on the sector, not only from a business perspective, but also a domestic one in the context of work being done on your own home. The new laws will affect everyone involved in building works where the regulation 'kicks in'.

Why has this happened?

In essence, it has been proven that most fatalities on construction sites occur on smaller, domestic projects and so the law is meant to tighten up on hazards in the workplace for construction workers and the general public alike.

Although I appreciate this may only affect you if you are involved in any form of refurbishment or construction project, the fact that it is, as yet, not particularly common knowledge will hopefully put you 'ahead of the game' if you are.
