Over 30,000 questionnaires were sent out to property owners throughout the country who had sold or let through an agent. The purpose was to seek opinion on customer service.</p> <p>&nbsp;</p> <p>Questions covered a range of topics, such as the level of explanation of fee structure; compliance law; speed and efficiency of problem solving; rent collection and payment; how professionally the property was marketed; the level of communication between agent and client and trustworthiness. In all 14 categories, <a href="/lettings/offices/oxford">Martin &amp; Co Oxford</a> exceeded the national average by some way. Indeed, the percentage of customers who rated Martin &amp; Co Oxford as "excellent" across every service level was 77%. The scheme is a set of standards, or a code of conduct, relating to the management and physical condition of privately rented accommodation. <a href="/landlord-zone.html">Landlords </a>who join abide by the standards are 'accredited'</p> <p>&nbsp;</p> <p>&nbsp;Mr Urwin continued: "The overall aim of accreditation schemes is to improve the condition and management of privately rented homes and reduce the need for intervention by the local council. They also enable tenants to recognise private landlords and agents who are committed to providing good quality accommodation. For landlords there is the benefit of the status of being publicly identified as a good landlord and the business advantage of advertising their accredited status to tenants who place emphasis on good quality and well managed accommodation."</p> <p>&nbsp;</p> <p>&nbsp;Landlords wishing to become members apply to the council, confirming that they are a fit and proper person. In addition, a self-certification inspection checklist is required for each property, along with copies of relevant certificates.</p> <p>&nbsp;</p> <p>&nbsp; Landlords will generally be accepted on a self-certification basis, however, to maintain the credibility of the scheme, a monitoring system will be in place. A number of applicants will be contacted for a property inspection. Upon being accepted as a member of the scheme, the landlord will be awarded a certificate with a membership number. Accreditation usually lasts for 3 years, during which time the appropriate records and safety certificates of the landlord's properties must be renewed and retained for inspection, to ensure properties continue to meet the requirements of the scheme. Where serious complaints are received about a property, landlords will be contacted to arrange a visit. Where a property fails to meet the required standards, there is an opportunity to rectify any deficiencies identified within a specified timescale. Any serious health and safety risks identified will be immediately referred for action. Following completion of any works, the property will be re-inspected without the need for a new application. If a landlord fails to adequately manage their property, then they will lose their accredited status.</p> <p>&nbsp;</p> <p>"In response to the council's consultation, tenants accounted for 62% of respondents and 14% were landlords. Of all opinions expressed, an overwhelming 95% were in favour of an accreditation scheme."&nbsp; Mr Urwin continued, "Such a scheme would mean an accredited person would be expected to take action if neighbours complained about their tenants, to which 76% of the respondents agreed". However, when landlords were asked if they would join the scheme when it was introduced, only 57% said they would join." added the director of the <a href="/lettings/offices/oxford">Oxford letting agent</a>.</p> <p>&nbsp;</p> <p>&nbsp;The government, however, have announced they are to amend existing legislation so local authorities can introduce compulsory licensing schemes.&nbsp; <a href="http://www.oxford.gov.uk/">Oxford City Council</a> intend to look at the finer details, but aim to set up a compulsory licensing scheme for all private landlords from April. The scheme would look at external decoration, garden management and the management of waste.</p> <p>&nbsp;</p> <p>&nbsp;Mr Urwin said, " There would be an enforcement regime to encourage landlords to improve standards with the threat of fines if landlords do not comply. It will be for the council to decide how to enforce a compulsory licensing scheme, but landlords could be prosecuted for non-compliance and be fined up to &pound;20,000. Martin &amp; Co's new initiative uses quick response graphics, known as QR codes, which when scanned using a barcode reader application installed on a camera phone take users to a website encoded in the image. The codes can be used to access a variety of information available through the <a href="/">Martin &amp; Co</a> website, including property details, maps, images and contact information. The technology also enables users to contact the office by email, phone or text at the touch of a button.</p> <p>&nbsp;</p> <p>Julian Diggle, IT director, and one of three local brothers and landlords that own and run Martin &amp; Co in Cambridge, said: "We believe we're the first letting agent, not only in <a href="/lettings/offices/cambridge">Cambridge</a>, but in the whole of the UK to promote and implement the use of QR codes in this way. Abseiling is no mean feat any way but climbing down an awkwardly shaped tower which stands at 120 feet tall is a great achievement.</p> <p>&nbsp;</p> <p>On reaching the bottom Jeremy was delighted. "I've done some challenging things in my time and this certainly ranks up there with the best of them. It was great fun and more importantly we have raised money for a fantastic cause."</p> <p>&nbsp;</p> <p>Jeremy's friend Bud, is no stranger to challenging situations having worked in the armed forces for 25 years, operating in the Falklands, the Gulf, the Balkans and Northern Ireland.</p> <p>&nbsp;</p> <p>The duo are confident about reaching their &pound;2,000 target and are grateful for all of the support that friends and members of the public have shown them. Any money raised will go to Dorset Scope to enable Ewan to spend time at their short stay respite home, Smithers.
