If you are looking to let out a new property and you’re pondering whether to spend some cash on furnishing it, here are a few things to consider.
There is no real definition of a furnished property, just degrees of how much furniture is included in the let, there is no requirement for you to leave any item but there are a few we would recommend. In the local Worthing market, the vast majority of tenants are looking for unfurnished properties but would expect to have a cooker and hob as a bare minimum, a fridge, freezer and washing machine are often a desirable option to tenants but will come with the additional maintenance for you to deal with if they go wrong.
Any soft furnishings that you include as part of the let for your tenants will need to comply with the Furniture and Furnishings (Fire)(Safety) Regulations 1988 and we would highly recommend that any electrical items are subject to portable appliances testing (PAT).
