To protect your interests and minimise the likelihood of a dispute always invest in a third party professional inventory & condition report. This will detail what is in the property, highlight the condition of fixtures & fittings, contain digital photographs. Make sure the report is produced by a qualified third party inventory clerk and make sure tenants are given a copy which they can check. Costs are reasonable at around £120 for a two bedroomed furnished property. Licensed ARLA agents will offer you the best advice and look for a supplier who is a member of APIP or AIIC
