A recent survey of ARLA members suggests that rents have stabilised and are no longer rising as was the case in 2011. There are fewer prospective tenants and many existing tenants are choosing to renew rather than move.
At Martin & Co Twickenham we have seen an increase in tenancy renewals and we continue to negotiate a modest uplift in rent on most occasions. Where we agree to renew without any increase it is a recognition of quality tenants who pay on time and look after the property. At the end of the day, reliable long-term tenants should be the priority.
In recent weeks we have noticed an increase in the level of enquiries from DSS claimants and the local Housing Department who are anxious to find willing landlords and agents. Not all such enquiries should be declined but there is an art in selecting the right candidates.
