Martin & Co offer a choice between our "Traditional Fully Managed Estate Agency Service" for vendors who would prefer Martin & Co to qualify potential buyers, conduct the viewings, negotiate the offers and progress the sale through to completion and our innovative Be Your Own Agent sales service which is proving to be increasingly popular for those vendors wishing to use a LOCAL agent to value, list and market their property, but who are confident enough to conduct progress the sale of their property to completion. What makes this service unique from the plethora of online DIY agents is that if the vendor changes their mind with the Be Your Own Agent option they can revert to the "Traditional Sales" offering and we will even refund their upfront fee from the % commission at completion...

For Lettings

Martin & Co offer a Fully Managed Service and a Tenant Find Only option. Each service includes our unique Free Eviction & Continuous Tenant Credit Profile Service which when combined with our comprehensive and equally unique Rent Guarantee provides our Landlords significant peace of mind, knowing that not only will their property be professionally managed but should your tenants circumstance change and they are unable to pay the rent our warranty will do so until vacant possession is legally achieved.

The area

North Manchester, Rochdale, Middleton & Bury in particular have it all; countryside, green open spaces with lovely parks and walks in addition to great connections via public transport and the M60/62 to Manchester / Leeds.

There are several plans afoot for exciting new developments in the area which will bring fresh opportunity and people to the locality. For example the proposals to redevelop part of Rochdale Town Centre have recently secured a 250 million injection of funding. The plans include a new leisure and swimming center (complete), new council offices (complete), new bus and metrolink depot / tram line (complete) and in the pipeline, new department stores, retail outlets, a cinema / family entertainment complex and opening up the River Roch in the Town Center to reveal the medieval bridge below!

For the moment the 315 million, 420 acre <strong>Kingsway Business Park</strong> is proving to be one of the major <strong>new</strong> employers in the area with ASDA, JD Sports, Vindon Scientific, Takeuchi Mfg and CR Laurence all employing local people and by doing so adding to the local economy. The park is still expanding, yet has retained 30 hectors of natural corridor space which promotes the natural diversity of the habitat.

The redevelopment of <strong>The Rock </strong>in Bury with its cinema, bowling, shopping and restaurants has also helped to breath life into the area and the expansion of the <strong>metrolink </strong>for access to Manchester City Centre and Oldham can only help to bring wealth to the area as those City workers who prefer to commute rather than live in the City are drawn to the high quality and affordable accomodation available here.

Sat as we are along the M62 commuters can easily get to Manchester or Leeds and there are a number of high performing schools and colleges in the area making it an excellent place for families to live.

Philip Watson — Managing Director

A landlord and property investor since 2000, Phil has completed the 12 month Association of Residential Letting Agents (ARLA) Technical Award in Residential Lettings & Property Management and is a full member of ARLA / the National Federation of Property Professionals (NFOPP). In 2009 he completed the Level 7 Diploma in Strategic Management & Leadership at Liverpool Hope University and is now a qualified Member of the Chartered Management Institute. His career began in the Royal Air Force, followed by several years working within the Telecommunications Industry in a strategic management role. Following a number of bad experiences at the hands of estate agents 'managing' his properties, he decided to follow his passion for property investment and set up in business in 2006 initially as a Specialist ARLA Licensed Letting Agent. As with all good business models and following requests to do so, the business expanded further during 2012 to a full estate agency service serving both vendors and landlords.
