Give your student property every chance to rent out straight away

To rent your student property out quickly – advertise it where students can find it for free!

Following on from our previous blog post ‘Renting to students – our top tips!’ we gave you a number of key issues which we thought you (as a landlord) would find useful for your dealings in the student lettings market.

“Rent your property out quickly by advertising your property where students can find it for free. They don’t like to spend money where they don’t have to!”

The majority of students are on a tight budget week in week out and this is likely to be the case for a while. Finding a student property as a tenant can often be an expensive process. The top two most likely places students will visit to find their new rental property are;

1. The internet.

The internet is where most students will begin their property search, sit down and spend some time looking through all of the property websites, select which sites you think are best for attracting students. Each location throughout the UK will have different property websites which are better than others so it is worth researching to ensure your property will appear on the most popular ones.

2. Letting agent.

Letting agents are normally used in tandem with the internet. Students are cautious and like advice from people they trust. Letting agents, especially those with shop fronts, do come under this banner. It’s free advice, cost only time as they can pop in the office. This does mean you need to be careful which letting agent you use if you wish to gain the internet traffic as well as the walk in’s.

Use an agent whose presence on the internet is a step above their competitors. Martin & Co does have an advantage here as their website is the most visited letting agent’s site, they use national and local property portals, such as rightmove, city lets etc and they have over 170 shop front offices.

Check things out first, speak to a number of local letting agents and ask where they’ll be advertising your property, if they aren’t using the most popular websites then it’s clear they don’t make the cut.

‘Martin & Co Student Homes’ was released last year as a sub-brand of Martin & Co. It’s a large market with nearly 1.5 million students requiring housing from the private rented sector each year. Offices who deal in this sub-brand have gone through extensive training from Head Office staff which has given them the knowledge to be able to run a student homes service as well as a residential lettings service.
