ARE YOU LOOKING TO RENT A PROPERTY?

 

If you are actively looking to rent a property, we have designed a BRIEF quide to ensure you are adequately prepared and to help you save time when liaising with agents! Properties MOVE QUICKLY so if you are arranging viewings for properties unsuitable for you or where the landlord will not accept your circumstances you are losing valuable time of viewing properties that may be ideal for you! The following we recommend are ESSENTIAL in registering properly.
 
Before phoning agents you should have information about your personal details prepared, this will assist your agent in offering properties suitable for you such as if you are a smoker, or have pets. How many occupiers will live in property, (adults, children) are you employed, self employed, retired, student, unemployed, how quickly do you wish to move? all of this information is relevant upon registration.
 
You should also have information about the type of property you will consider – for instance - if you will only consider properties with parking you should make this clear to your agent. They need to know areas you will consider, types of property you will consider and any specific requirements you need i.e. garage? Furnished? Unfurnished? You should also research areas well before booking appointments to avoid wasting time. Perhaps even conduct a ‘drive by’
 
Be prepared to accommodate viewings during office hours, most agents will offer some evening and weekend appointments but it depends on the availability of the property. For instance if the property is currently tenanted you may have to make arrangements to be more flexible.
 
Finally, you should be prepared and ask clearly for the fee structure of what it will cost for you to move. Agency/ referencing fee, check in or out fee, rent in advance, guarantors fee, deposit etc. Knowing this information too late can simply waste your time, the agents time and the Landlords time.
