The new Energy Performance Certificates legislations, previously due to come into effect as from July 1, have been postponed.
As it stands, all properties must have an EPC ordered at the start of marketing a property and must be presented within 28 days.
New legislations tightened the timeframe, cleared up the consequences, and also proposed that all ‘property adverts’ must have an attached EPC.
With an EPC being ordered at the beginning of marketing, with a grace period currently 28 days, in the current market most properties would be let before an EPC is even completed! How, then, would needing an EPC to go with the property advert delay the start of marketing and put more risk of a landlord ending up with a void period and delayed start of rental income?
For now, nothing has changed – watch this space as we keep you updated.
