Hatfield is highly accessible from north and south by road and rail. Motorway connections are good with the A1(M) passing through the borough north-south and connecting to the M25 to the south. The main east coast railway line runs fromLondonto the North East of England and Edinburgh. By rail it is 30 minutes into Kings Cross Station,London.LutonAirportis only 12 miles away with Stansted & Heathrow airports 18 & 25 miles respectively. These airports offer a wide range of direct national, European and transatlantic flights.
The borough has several excellent state and private schools which performance significantly above county & national levels for both GCSE and A levels.
Hatfield retains New Town characteristics, including much modernist architecture of the 1950s and the trees and open spaces that were outlined in the original design. Shopping in Hatfield can be found at the Galleria Shopping Centre, now dedicated to outlet shopping. The redevelopment of the town centre has been granted and compulsory purchase orders have been approved.

These companies & others have attracted a large population of workers over the past few years. This new community have mainly settled within the Hatfield area and predominantly in the private rented sector.
The University of Hertfordshire is one of theUK’s leading business-facing universities and is based in Hatfield, is a board member on the Local Enterprise Partnership. A key factor in providing jobs and retaining graduates from the University will be the provision of housing that meets the aspirations, needs and affordability requirements of employees.
The presence of theUniversityofHertfordshirehas a significant impact on the local housing market. This is most noticeable in Hatfield where students can account for a quarter of the town’s population. There are currently 24,000 students registered at the University of which 12,000 are in Hatfield (full and part time) - many of whom are living in the area. Currently there are 3,600 halls of residence places. With the expansion of the University a large number of family homes, particularly close to the University, have been converted by owners into student accommodation and HMOS.
In addition the new development on the former British Aerospace site (de Havilland), which has in the region of 3000 new homes, has generated high interest from purchases in the ‘Buy to let’ market, who again have converted their properties for use as HMOs.
The East of England Plan - the regional spatial strategy recommends that Welwyn Hatfield’s housing allocation from 2001 to 2021 should rise from 5,800 proposed in the draft plan to 10,000 dwellings and that Welwyn Garden City and Hatfield should become Key Centres for Development and Change. In addition it recommends the development of new employment sites within the borough. This could mean that approximately 190ha (470 acres) will be released from the green belt in Welwyn Hatfield alone – an area equivalent to the built-up area of the Hatfield Aerodrome site.
