Chesterfield lettings agency

The Chesterfield Martin and Co office is located on the busy New Square Market on Low Pavement and has been open since 2006.  We cover all of Chesterfield including Derbyshire and South Yorkshire and have built a reputation as the leading specialist Letting Agent in the area.

 

We are founding members of the Chesterfield Aspire BNI chapter and sponsor local sports teams and charity events, we aim to be a pro active letting agent within the Chesterfield community.  We are part of the award winning Martin & Co specialist Letting Agent franchise group and won Gold in 2009 and Silver in the 2010 and Silver again in the 2011 Estate Agency Awards Scheme.  Chesterfield won runner up in our first full year of trading as best young franchise within the Martin & Co group.

 

We work closely with our neighbouring Letting Agent branches in Nottingham, Derby, Mansfield, Worksop, Sheffield, Rotherham and Doncaster. This means we are able to meet our Landlord and Tenant client’s rental property requirements in a broader area.  We have a dedicated property management team to deal with all tenancy issues for our managed service clients.  With a wealth of experience we are able to provide common sense advice to Landlords and Tenants alike about all lettings or rental property issues.

The Chesterfield team

Vernon is the business owner and primarily engaged in business development and property appraisal activities. Vernon is also a Landlord, so fully aware of the lettings service requirements our clients need to successfully let out their rental properties.  Having worked in the property management sector for over 20 years, Vernon has a wealth of knowledge and experience to assist our Landlord and Tenant clients.

 

Kerry is our Senior Negotiator, responsible for referencing, processing applications and ensuring our Landlord's rental properties are safe and legal to let.  Kerry has been with the team since day one and has a fantastic memory for tenancy events - she can even remember contact telephone numbers and property postcodes out of the hundreds we process - spooky!

 

Samantha is our Lettings Negotiator - a very busy bee !

Sam wiil carry out our tenant viewings, negotiate any terms before offers are submitted and regularly update our Landlords on viewings and marketing.

 

Joanne works in client accounts, ensuring that rental payments are promptly accounted for and contractors reimbursed for any maintenance works.  Joanne also deals with Tenant's Deposit registration and negotiations for apportionment at the end of the tenancy.

 

Elliott is our Front Office Administrator, he’s responsible for initial marketing of our rental properties and matching our registered tenants to new listings.  He also is our first point of contact for our busy front office, dealing with walk in customers, telephone and email enquiries.

 

Laura is our Property Management Administrator, dealing with Check In and Check Out activities, together with fault reports and maintenance. 

 

Anthony Our New Business Manager, dealing with business generation activities, managing the delivery of our marketing plan, exploting social media marketing whilst assisting Landlords with their letting enquiries?.

Chesterfield is a fantastic market town, located at the gateway to the Peak District.  It is steeped in history and boasts the famous 'crooked spire' of the Parish Church of St Mary’s and All Saints. Chesterfield is just a 15 minute drive to Sheffield, with excellent public transport links.  Sheffield is primarily a University city, offering affordable, good quality housing.

2011 Review



2011 was a mixed bag for the residential property investor. Here is our take on last year:? 



Rental Demand? 



Lack of mortgages drove buyers in to rental properties, the collective attitude became more accepting to renting and so demand increased, dramatically in our case. As we look back... click here.



House Values? 



Regions varied from +1.4 in London to -5.8 in the North East. A double edged sword; good news for the landlord with finance wanting to expand, bad for any of us with already high loan to value mortgages. Mortgage Lending




The amount of mortgage lending in 2010 was £136bn. The expected amount in 2011 when all figures are in; £136 to £138bn. A dramatic decrease from the high of £363bn in 2007 yet there is something to feel good about – this is the first time since 2007 that lending has not gone down!
