Supply issues continue to affect the UK private rented sector, with a recent report from ARLA reporting that approximately 75% of letting agents are experiencing more tenants than available rental properties. The supply issues are most notably felt in London and South East, including Cambridge - where demand for property is among the strongest in the region and comparative rents are among the highest.
Why is this happening?
Mortgage finance and limited loan-to-value ratios continues to be a problem for would-be buyers, while wider economic uncertainty, the impact of government cuts, inflation and the increasing cost of living, continues to push many more into renting for the foreseeable future.
Landlords and those owners temporarily letting their housings while they wait for the housing market to improve should feel reassured about the strength of the rental sector and confident of their ability to generate a reliable income from their property.
