Letting your property

All applicants go through a rigorous vetting process which includes a face-to-face meeting with the tenant, thorough credit and background check (completed by a specialised team). Once we are satisfied with the result of our vetting to our high standard, if you wish we can still present all the information to you so that you can have the final decision.

The leasing agreement documentation has the highest standard, covering all eventualities, based on the experience that Martin & Co gains thanks to the 30,000+ leases that we secure UK wide every year.

After all the legal formalities, deposit and rent payment have been completed, the tenant is met at the property where a thorough handover is carried out to make sure that both us and the tenant are fully satisfied.

Property Management

The management of your property includes:

1. A dedicated team member in charge of your property. You always have access to this person to discuss any matter of you property.

2. Rent collected by Direct Debit. We are the only letting agency in Aberdeen that collects the rent by Direct Debit and not the out of date Standing Order method. Yes, we go the extra mile (and we cover the cost of it), but the Direct Debit system gives the letting agent much more control and transparency on when and how payments are made. This system is backed up by a Credit/Debit Card collection system should it is required.

3. Monthly and year end statements: You receive a monthly statement, as well as a yearly one. If you wish us to issue additional statements at a particular period, we can also accommodate this.

4. Regular inspections: Your property is regularly inspected, and a report including description and pictures is sent to you.

5. Management of repairs: As soon as a problem is either noticed by us or reported by the tenant, we arrange for our tradesmen to attend the property and fix the problem if it is minor, or provide quotations for your perusal if the cost is above our agreed authority limit.

6. Full management of the end of the tenancy.

Independent inventory and condition report at the beginning and the end of the tenancy.

We love compliance. So on top of our operation being extremely compliant, we also make sure that your position remains compliant whilst you use our service. We advise you on your position regarding:

1. Landlord Registration

2. Repairs Standard Obligations

3. Tenancy Deposit Scheme

6. Fire, Furniture and Safety checks

7. House of Multiple Occupancy (HMO)

Eduardo has been a property investor in Aberdeen since 2003. Property and systematic business in his passion. He really believes in having a strong team behind a business, motivated and trained to serve customers. He is genuinely grateful for the hard work that the Martin & Co (Aberdeen) team puts every day to meet the high expectations of our customers. Eduardo is a Member of the Association of Residential Letting Agents (ARLA) and has a degree in Electronics. Prior to moving to property we used to fly helicopters (Navy and then for the Offshore Industry). He still flies offshore (Oil and Gas) occasionally. In his spare time, if he is not looking after his four kids, he will be swimming, cycling or running, to get ready for his next Ironman Triathlon.

James Taylor — Branch Manager

James joined Martin & Co in 2007, and thanks to his driven and focus, yet very calm approach to the business, made all the way to the top in the branch. James offers a problem solving approach to any property needs. His vast experience in the Aberdeen market allows him to have a very precise idea of the rental and/or purchase value of a property in real time. In his spare time, James enjoys wall climbing, going to the gym and quality relaxing time with his daughter.

Debbie Hepburn — Letting Department Manager

Dedication is the best word that describes Debbie. She joined Martin & Co in 2007 and made all the way to be Manager of the Lettings Department. Debbie has a very thorough knowledge of residential property in Aberdeen. She completed an Interior Design course in the Aberdeen College, which she has put in practice, not only at Martin & Co, but by being a landlady in her own right. Debbie's favourite quote is "When one door closes another opens", and we can vouch that she has been a real warrior in her life. In her spare time Debbie likes TV shows, movies, going to cinema, football, driving awesome cars and going out with friends

Melissa joined Martin & Co in 2006. She left Aberdeen to complete a degree in Philosophy, Politics and Economics, and then returned in 2015 to take charge of our Serviced Apartments Department. Melissa is a very energetic and efficient problem solver. She is proactive in seeking solutions and improving overall operations. In her spare time Melissa loves Crossfit and running. She completed the Miami Marathon in 2014. Currently she is getting ready for her PADI Open Water Scuba Diving course.

Wojciech Celinski — Negotiator

Wojciech is always open for a challenge. He has certainly shown how flexible he is, as he had covered many roles within the office, both in the letting department as well as the property maintenance department. As a negotiator Wojciech is in charge of matching applicants to available properties, and following them up to secure a lease at the best terms. Prior to joining Martin & Co, Wojciech achieved a degree in Tourism and Hospitality in 2011. In his free time Wojciech lives and breathes Rock n Roll, listening to it, playing it and even creating his own CD demo.

Justyna is the creator of our amazing property pictures and wonderful floor plans. We can confidently state that Justyna makes our marketing material to be well above the level of our competitors. But Justyna does not stop there she also gets fully involved with property viewings and securing leases at the best possible terms. Justyna graduated with a degree in Creative Photography in Krakow School of Art Management, National Luis University, Poland. Justyna favourite quote: "Nature is so powerful, so strong. Maxine Card — Negotiator

Maxine is one of the negotiators in charge of finding the right tenant for all our properties. She is extremely good at solving problems, and she is definitely a people s person. Whether in the office or whilst showing a property she ll greet you with a smile. At a personal level Maxine is currently finishing the renovation of her own property with the view of buying a new property. In her spare time, Maxine loves socialising and spending time with the family don t count the days, make the days count!

Stacey Smith — Property Administrator

Stacey is our positive, hardworking property administrator who works side by side with Nicole Webber to deal with all the repairs and maintenance issues of or managed portfolio. But Stacey does not stop there she is keen to help other team members wherever possible. Stacey will always ask lots of questions to ensure that jobs are done accurately first time round. Stacey exercises very regularly, including boxing, so it would be better to avoid any argument with her. Apart from sports she DJs at the beat of her favourite music.

Nicole is our polite, courteous and time efficient property administrator. She completed a BA (Hons) in Communication and Public Relations in the RGU in 2013. She is very systematic when dealing with property maintenance and repairs, a task that she shares with Stacey Smith. Besides maintenance and repairs, she always lends a hand to the rest of the team wherever is needed. In her spare time she is a very active girl. She is the Vice Captain of the Aberdeen Atomics Netball team. If she is not netballing, she is running or travelling round the world.

Monika Miara — Property Administrator

Monika joined us in 2008. She climbed up the ranks and took a wide variety of roles in the Property Maintenance Department and Accounts Department. Her adherence to company procedures and consistent hard work took her to the Management of the Property Maintenance Department. She held the helm for a long period and then pass on the baton to a successor as she had to concentrate on giving birth two lovely kids. But luckily Monika, keen as ever, decided to accept the challenge of combining motherhood with the role of property administrator, where her vast experience in the industry allows her to give our landlords and tenants a superb service. In her spare time Monika like musicals and wildlife. Yoga and walks helps her to keep her busy life together.

Anna is our reliable property inspector. After finishing a HNC in Administration and Information Technology at the Aberdeen College she joined us where she has devoted herself to inspect properties to a high standard. Anna will attend the property with the tenant the day they move in and will also inspect the property in a quarterly basis to document the state of the property at all stages of the tenancy. In her spare time Anna loves reading and experiencing new cultures.

Kirsty is the cornerstone of our Accounts Department. She joined Martin & Co in 2010, initially as part of the Property Management team, but moved to the Accounts Department shortly after that. She is a hard worker and the role changes that she has taken within the organisation are testimony of her flexibility and adaptability. Being a mum and part of a family with three gorgeous kids are Kirsty s top motivators. In her spare time Kirsty likes socialising, going to the gym and swimming, and her favourite shopping!
