Landlords
We offer a range of services from Full Management to a just a Tenant Find, these services can be tailored to meet your individual needs. We also carry out full professional references and credit checks through an external referencing company, on all new tenants prior to move in. If required we can also arrange for an independant inventory to be carried out, by a AIIC approved clerk, at the property prior to a tenant moving in. All viewings are accompanied by a Martin & Co member of staff and on all managed properties regular property visits are carried out.
Tenants

Attention Landlords
We are pleased to report that lettings in the Harrogate Office are up by over 40% on the same period during 2006.We have been really busy over the last 3 months with both tenants and landlords, and have a lot of very happy customers. We now require more properties to satisfy the demand from tenants on our mailing list. Landlords - can you afford to lose a quarter of your yearly income?
The Housing Act 2004 introduced new legislation aimed at improving standards in the private rental sector. Tenancy Deposit Protection (TDP) comes into force from 6th April 2007 and is the most recent addition to this Act. This affects ALL Landlords who own and rent properties on an Assured Shorthold Tenancy (AST) in England and Wales where a deposit is taken. Breaking the rules could result in a fine equal to 3 months rent! Martin & Co have systems in place to ensure minimal disruption through continued enforcement of this legislation so you benefit from less hassle and potentially save yourself a hefty fine.
